As we embark on future growth, we are seeking a highly skilled and experienced Maintenance Manager to join us.
This role focuses on managing planned & reactive maintenance, compliance, and improvements to our buildings, ensuring timely and effective interventions are made that maintain the building to the expected standards. To manage resources, including contractors, in the respect of building related developments.
Key Responsibilities
- Develop and manage planned and cyclical maintenance schedules to meet Health & Safety and insurance requirements.
- Oversee periodic electrical testing (EICR, PAT) and ensure timely reactive repairs.
- Supervise contractors and internal teams for maintenance and improvements.
- Drive cost-saving initiatives while maintaining high building standards.
- Ensure effective operation of safety and security systems (fire detection, alarms, CCTV).
- Maintain an Approved Contractors list and Permit to Work scheme.
- Collaborate on up-to-date Health & Safety practices and implement necessary improvements.
- Lead on Legionella testing.
- Manage building security protocols, key storage, fob issuance, and emergency call-outs.
- Oversee fire safety systems and provide fire safety training.
- Act as Project Manager for building development projects when required.
- Manage budgets for operational and project-related expenditures.
- Provide timely support to service managers and maintain excellent customer service.
- Ensure tool and equipment storage, and action Health & Safety audit findings.
- Produce reports and support properties beyond the North Tyneside area.
- Manage and support Caretaking and Cleaning staff.
What You’ll Bring to the Job
- Strong understanding of facilities management, building maintenance, and safety compliance.
- Experience supervising contractors and coordinating maintenance projects.
- Budget management skills with a focus on cost-effectiveness and ROI.
- Knowledge of Health & Safety legislation and a proactive approach to compliance.
- Commitment to high standards in property upkeep and customer service.
- Excellent organizational skills and the ability to respond swiftly to operational needs.
- Willingness to lead and promote safety culture across multiple sites.
- Flexibility to manage emergency situations and out-of-hours responsibilities.
- Strong communication and reporting abilities.
